Luma House works with homeowners in Duluth, Georgia and the surrounding Gwinnett County area. This page names the areas we genuinely serve and links to a page for each one. It is deliberately short: remodeling sites often list thirty city names for search purposes and serve six of them. We would rather name the area we actually work in and ask you to confirm your address by phone.

Why your jurisdiction matters more than your mailing address

This is the single most common source of confusion for homeowners here. A Duluth mailing address does not mean a Duluth permit. City limits and ZIP codes do not follow each other, so a house with a Duluth address can be reviewed by the city, by Gwinnett County, or by a neighbouring city’s own permit office. We confirm which applies to your exact address before design is finalised, because it affects the submittal, the review time and sometimes the requirements.

Who issues building permits near Duluth
If your home is in… Permits usually come from Good to know
Inside Duluth city limits City of Duluth Community Development & Engineering The city runs its own permits, applications and inspections
Unincorporated Gwinnett County Gwinnett County Many addresses with a Duluth mailing address sit outside city limits
Johns Creek, Suwanee, Berkeley Lake, Norcross or Peachtree Corners That city’s own permit office Each city sets its own submittal steps

Always confirm the permitting office for your exact address; city limits do not follow ZIP codes.

What we do across these areas

The housing stock across this area

The practical reason a local builder is worth having is pattern recognition. This part of Gwinnett County is weighted toward homes built from the late 1980s through the 2000s, with a smaller amount of newer infill and older housing nearer the historic centres. That mix produces a recognisable set of projects: closed-off kitchens with soffits above the wall cabinets, primary baths built around a large garden tub, two-storey foyers, builder-grade trim and spindle staircases, and unfinished daylight or walk-out basements that have been storage since the house was built. Knowing what is usually behind the drywall in those houses is worth more than a long list of city names.

Frequently asked questions

Do you work outside Duluth?

Yes, across the surrounding Gwinnett County area and into North Fulton at Johns Creek. For anywhere else, call (470) 847-9076 and ask about your specific address.

Do you have an office in Duluth?

This site does not claim a physical location, because we will not publish an address we have not verified. Call and we will tell you how we meet and where.

My mailing address says Duluth. Is my project reviewed by the city?

Not necessarily. City limits do not follow ZIP codes, so some Duluth-addressed homes are reviewed by Gwinnett County. We confirm the correct office for your address during design.

Why is your service area list so short?

Because listing areas we do not serve would be a fabrication, and the places that list thirty cities are generally not serving thirty cities.
